Being the first homeowners at a community can be a scary thing with thoughts of, Will the builder finish what they started? and all the construction that still needs to happen around the house. But pioneers, Sandy and Bruce Potre were fearless when they learned about Windsong Properties. Below is their story, directly from them.
“We started our search about a year and a half ago but didn’t want to go way out to Canton or Gainesville. Powder Springs and Dallas was too far also, but when we saw the Windsong homes out there, we were impressed and very interested. We lived for 29 years in a large multi-level home with miles of stairs. After cleaning up piles of leaves and pulling weeds for all those years, we were done!
Our friend Bill told us about Windsong’s new community starting up on Highway 92 and we were immediately excited to build here; the location was a great fit for us. We liked the Carson plan best and could envision ourselves living in this open, single level home. As it were, Bill just closed on his home right behind us!
We met Kris, the sales agent, when we visited Bel-Aire; we loved the homes and her kind helpfulness. We were delighted to find that she was the sales agent here at Heron Pond. We signed up for the community email updates, attended the first VIP Preview in February and entered the lottery. By early march we were under contract and excited about our future in The Carson. At that time, there wasn’t a model to view, but after seeing the other Windsong communities, we were confident with the quality, the team and our decision.
We lived in East Cobb and really were not interested in changing our habits, but definitely wanted to downsize and enjoy a low maintenance lifestyle. Our biggest priority was to stay close to our grandchildren; we have 4 that visit us often and this plan has a private suite for them, with a separate powder room for guests – I really liked that!
Windsong worked with us to change our courtyard patio into an airy sunroom, expanding our indoor living area. We plan to add pavers, cozy fire pit seating and some plantings to our private courtyard this Fall.
Bruce’s favorite feature is the hot water recirculator that provides warm water out of the faucet immediately and hot water much faster. Actually it’s a draw; he loves the wonderfully large dual owner’s suite closets!
My favorite feature is the people! Windsong’s team was delightful; we have been impressed with all of them throughout this process and they really feel like part of the community. Also we have several friends that we have run into here already, a couple of friends from our bridge group, a couple of our tennis and golfing friends and Bill, of course. It’s nice to see some familiar faces and we have already told our friends about Heron Pond, trying to get them to move here with us.
We are so grateful to everyone at Windsong that worked hard to make this home and this community a reality. We can’t wait for the clubhouse to be built, but until then, this house will handle our 12 member bridge team just fine. We are also enjoying exploring the Woodstock area and its shopping and restaurants. This experience has been delightful and we love this home. Life really is a breeze at Heron Pond!”
Windsong Properties is honored to announce the 10th anniversary of veteran employee, Carrie Roeger. Serving as the operations manager for the active adult home builder, she is responsible for managing process improvement and coordinating work flow from sales through construction to warranty.
“Carrie is an outstanding employee and friend that goes above and beyond each day,” said Steve Romeyn, co-founder of Windsong Properties. “She has a deep understanding of our mission and the active adult market. Carrie is committed to our team and customers, and it has been a pleasure to work beside her as we expand the company.”
After spending five years on active duty in the U.S. Marine Corps, Roeger earned a bachelor’s degree in finance at the University of North Carolina at Wilmington. She then worked as a production assistant for a government contractor that built base housing and was a builder assistant for the interiors division of Choate Construction before joining Windsong Properties.
“Windsong Properties was in its infancy when I was hired, and it has been a great experience to ride the triumphs and challenges of a start-up company,” explained Roeger. “Through the vision and leadership of Steve Romeyn and Mark Carruth, we survived the recession and have come out of it a stronger, better company.”
Roeger began as the company’s purchasing manager and helped with purchasing, vendor relations, contracts, estimating, quality control and accounting. After five years, she became Windsong Properties’ marketing manager and was promoted to operations manager last year.
“Windsong Properties has always been a great place to work,” continued Roeger. “As we continue to grow, I look forward to all of the new experiences that will come our way.”

If you were to drive along the corridor where Cherokee County borders Cobb and Fulton Counties, you would see that The Great Recession is on its way out, and that new home construction is back. On that same drive, you would see signs for Windsong Properties – advertising many of their new active adult communities.
Windsong Properties recently celebrated its 10th anniversary, and is one of Metro Atlanta’s leading active adult Homebuilders. Herbert Construction has had the pleasure of working with Windsong for several years. We recently met with the two Co-Owners, Steve Romeyn and Mark Carruth, and Windsong’s Purchasing Manager, Jeff Shaw, to discuss what makes their niche so special.
Baby Boomer Movement
While the Baby Boomer generation moves into the active adult category, many homebuilders see opportunities. However, once involved in that arena, they soon realize that it is very different from first-time or move-up house construction.
As Baby Boomers themselves, Steve and Mark prefer to think that their customers are seeking a specific lifestyle, and are certainly not included in the stereotypical term “Senior Living.”
Windsong homeowners live in communities that offer low maintenance homes in great locations with exceptional amenities. Best of all, their neighbors are on the same path in life.
“We really just have two different types of buyers,” explains Steve. “The first buyer already lives within five miles of the new subdivision in which they want to purchase their new home. They’re ready to downsize and want a home that requires less maintenance. But, they want to go to the same Church and keep their existing friends. They don’t necessarily want to be snowbirds, but are at the point in their life where they can say ‘It’s time for me.’”
“The second type of buyer,” Steve explained, “is moving to Georgia from farther away because they want to be closer to their Grandchildren. In this case, Grandma is definitely driving the home buying decision.”
Mark described the reason for the homeowners’ move, “Our buyers typically begin thinking about an active adult community as a result of two different life events. There is a catalyst that makes them ready to buy. The first is the Health Event.” Mark describes this as the homeowner waking up one day and realizing they may not want to live in or maintain a two-story house.
“The second event,” Mark said, “is the Family Event where they are now retired and want to live closer to family, and particularly their grandchildren.”
How It All Began
Mark and Steve have each been building homes for more than 30 years. Mark Carruth is a 3rd generation homebuilder who originally had aspirations of becoming a physician. It was while in college working toward his degree that he realized that he needed to pursue his first love, designing and building homes. Steve Romeyn has a History of Architecture degree from Harvard University, and started his building career in North Georgia, at Big Canoe.
The two met, not as builders, but as Dads. Both had daughters who studied ballet as small children, and as any parent who has children that participate in activities can attest, there was a lot of time to talk while waiting. Over the years, they shared business philosophies, strategies, and stories. A mutual respect and friendship developed.
Ten years ago, after a trip to Hilton Head together, Steve and Mark co-founded Windsong Properties. During those ten years, they have built 360 homes. They sold 29 homes in 2012, then almost doubled that number in 2013, selling 53 homes.
When asked about 2014, Steve said, “We are cautiously optimistic. People are able to begin buying new homes again because of the improved resale market. This has had a huge, positive affect on the new home market.”
Many of Windsong’s customers have had new homes built for themselves throughout other stages of their lives. They are now ready to downsize and they approach this as though they are building their last home. They bring with them their experiences and preferences from previous homes. And, they are particular about what they want – and don’t want – in their new home.
We asked Steve, Mark and Jeff what some of those items are that they want. Some of the broad desires include the Master Suite on the Main floor, and upgraded plumbing and electrical fixtures. Other, more specific, items include step-free entry into the house from the garage and front door, and wider interior doorways to allow for possible wheelchair movement. Also, lever handled locksets on doors to enable easier access for arthritis sufferers. Windsong installs rounded drywall corners on every home, which reduces accidental bruises that traditional square corners can cause.
The exterior of Windsong’s homes require less maintenance. Their homes feature no wood on exposed areas, fiber cement siding, vinyl windows, and Sherwin Williams Super paint. Yard maintenance is provided with the association fee and most communities offer clubhouses.
We asked Mark what he believes makes Windsong unique. “We are focused on our buyers and their wants and needs. The sales cycle can take years, so we are very relationship driven. This is not just a transaction.” Mark said, “I attend every pre-construction meeting to meet the homeowners. I want to get the pulse of the buyer and find out exactly what they are looking for.”
That relationship continues throughout the building process. Homeowners get to know their on-site builder very well, and Steve attends every closing. “Our purpose and mission at Windsong is to improve the quality of life of active adults,” said Steve.
That dedication to their customers carries over to their employees as well. “Our #1 goal is employee satisfaction,” said Steve. “We believe in four basic principles: 1. Honesty and Integrity, 2. Respectful relationships, 3. Teamwork, and 4. Continuous improvement.”
Jeff Shaw, Windsong’s Purchasing Manager, and a 22 year homebuilding veteran, said, “When you have all those things working for you, you will have the best product.”
Mark said, “This is our culture; it is how we treat people.”
Trades Play Important Role
That culture allows Windsong to attract great Trades to build their houses. Jeff explains, “The other important component in being able to offer a great product to our customers is the relationship we have with our Trade Partners.” When asked about his basement contractor, Jeff said, “Herbert Construction stays off my radar. When our field guys are happy with quality and performance, then I’m not getting calls to fix vendor issues, that’s a good thing!”
Steve was more specific, saying, “You guys are the best foundation company out there. I would absolutely recommend you to anyone.”
When we asked Mark about our company, he said, “When I think of Herbert Construction Company, the first thing that comes to mind is professionalism. Design center manager will offer active adult buyers expertise when selecting home options
With more than 300 options, from countertops to flooring to accessible features, Windsong Properties allows its active adult buyers to personalize their homes at its design center. To give expert design advice, the builder recently hired a new design center manager, Amy Ackerstein.
“Amy impressed us with her credentials and passion for design,” said Carrie Roeger, operations manager for Windsong Properties. “We know our home buyers will thoroughly enjoy working with her at the design center. She will make the selection process smooth and fun.”
A graduate of Syracuse University, Ackerstein has been in the home building industry for almost 20 years and has received multiple management awards for excellence. Previously, she worked at Armstrong World Industries and as the design center manager for Ryland Homes. There, she helped customers, coached and mentored employees, managed the budget, trained other design center managers on new selection software, created marketing tools and increase satisfaction by setting proper expectations.
At Windsong Properties, Ackerstein will be responsible for working with vendors to order samples, meeting with customers to make selections and showcasing the center’s gallery of photos.
In addition to her gift for design, she loves sports. Ackerstein was a Big East Athlete of the Decade nominee and has even been inducted into the Jewish Community Center Sports Hall of Fame in Columbus, Ohio and the Bexley High School Athletic Hall of Fame. In the fall of 2013, Ackerstein spoke about athletics and its influence on her at the Temple Kol Emeth (TKE).
“I’m excited about working with Windsong buyers,” said Ackerstein. “I hope to make their experience enjoyable and can’t wait to see their new homes really accentuate their personal styles.”

Steve Romeyn, managing partner of Windsong Properties, is this week’s guest on the Atlanta Real Estate Forum Radio show. Romeyn graduated from Harvard during the Beatles era and began his building career 36 years ago at Big Canoe in the North Georgia Mountains. Together, Romeyn and his business partner, Mark Carruth, started Windsong Properties 10 years ago.
Romeyn and Carruth are “baby boomers serving baby boomers,” as they build exclusively for active adults and are both in that stage of their lives. Windsong Properties is a small, locally-owned home and community builder, and provides active adults and empty nesters with single-family, detached ranch homes.
Windsong Properties’ newest project, Heron Pond, is located halfway between Woodstock and the city of Roswell just outside of East Cobb. This community has received a great deal of attention, and there are already more than 800 interested people on the community’s VIP list!
There will be just 75 homes available at this sought-after community, and Romeyn says that he expects to build at a pace of just three homes per month so that his team will be able to pay special attention to each and every home and meet each buyer’s specific needs.
When asked what he thought has contributed to the popularity of this community, Romeyn said that there are just a limited number of builders constructing active adult communities right now, and this is one of the newest in the Atlanta real estate market. In addition, the location couldn’t be better, as it serves Cobb, Cherokee and North Fulton, areas lacking in single-family, detached ranch homes.
In addition to Heron Pond, Windsong Properties is still building at Bel-Aire in West Cobb and two communities at Seven Hills in Dallas.
At Bel-Aire, a new clubhouse is set to open this month, and it is the largest clubhouse Windsong Properties has ever built. The community is close to selling out of its traditional ranch-style Parkside series of homes, but there are still plenty of courtyard homes available.
Homes are currently under construction in both Windsong at Seven Hills and Windsong Manor at Seven Hills. Residents in these homes enjoy fabulous mountain and creek views and an abundance of amenities and nearby conveniences, such as a community grocery store, restaurants and shopping.
